Job Description:The Facility Manager oversees facility operations, including maintenance, vendor management, and compliance with regulations.
They handle budgeting and space planning while supporting operational needs.

The Facility Manager reports to the Property, ESG & Energy Director and/ or a Property Manager and acts as a technical & administrative support for the Property Department. 

The Facility Manager is responsible for the effective administration of the park, coordinating the maintenance and facility operation of all equipment in the buildings, and all daily activities. He actively organizes and controls the activity of all Service Suppliers in charge of Facility and Maintenance, Technicians, Cleaning, Security, Landscaping, etc. This involves the following tasks:

1. Providing execution of regular maintenance and service works on equipment within assigned CTParks, based on the maintenance plan or according to the superior's instructions.

2. Management of the work group of maintenance workers, other technical workers, and suppliers.

3. Supervision and responsibility for the performance control of the functionality of individual devices and technological units.

4. Responsibility for the quality of work and deliveries from suppliers.

5. Responsibility for spending and meeting the annual OPEX and CAPEX budgets.

6. Responsibility for compliance with obligations resulting from lease agreements (clients) and service contracts.

7. Prevents and provides the removal of malfunctions, emergencies, and accidents.

8. Provides monthly energy billing based on meter readings.

9. Management of the activities performed by the employer's subcontractors and responsibility for the check of their work performance.

10. Creates and maintains a community around assigned CTParks.

11. Regular weekly communication with Security about the security and traffic situation in CTParks.

12. Daily takes an interest in and ascertains client satisfaction with the services provided by his facility team in CTParks.

13. At least once a week, a walking tour of the assigned CTParks to check the compliance with the rules of the park by the contractors' teams and the integrity of the park and building.

14. At least 2 times a month, reports to the superior the status of tasks reported in the helpdesk.

15. Administrative tasks in the required scope according to the superior's instructions in relation to managed activities.

16. Responsibility for the economical and purposeful use of assigned work resources.

17. Responsibility for proper filling of operational documentation, including its archiving.

18. Responsibility for the validity of professional training, certificates, and permissions.

19. In case of a serious accident or risk of injury, ensure the first intervention to limit the risks and damages.

20. Ad-hoc tasks and responsibilities as directed by the superior.

Key Success Factors

The Facility Manager will be most successful if they are adaptable to an administration & coordination, hands-on, and fast-paced growth environment. This requires very good knowledge about Property & Facility Management, Leadership skills, and willingness to sit down with subcontractors' teams and have a collaborative solution-driven approach to the Business Development & Construction Teams.

External: with clients and service providers to carry out the activity, local public authorities, and institutions within the limits of job duties.
