Job Description:The Leasing Lawyer acts as a key member of the Legal team and actively participates in Legal Department meetings to understand the needs of the department and the organization.

The Leasing Lawyer plays a pivotal role within the Legal Department, working closely with the Legal, Business Development, Construction, and Procurement teams to ensure seamless legal oversight of all leasing-related projects. This position requires a skilled legal professional with expertise in real estate and commercial leasing, capable of managing complex lease agreements from initial drafting to execution and closing. The role involves providing strategic legal advice, ensuring contractual compliance, and resolving potential issues while driving project success.

1. Drafting, Reviewing, and Negotiating Leasing Agreements

  • Draft and negotiate lease agreements tailored to the logistics and industrial sectors, addressing key operational requirements such as storage, loading docks, and transportation infrastructure.
  • Review sublease agreements and manage all tasks related to lease agreements, including:
    • Drafting lease proposals.
    • Negotiating final terms with tenants or their legal representatives.
    • Preparing amendments, renewals, and expansions.
    • Securing all related approvals and declarations.
  • Support the Business Development team in structuring lease agreements that align with strategic growth objectives.

2. Tenant Relations and Operational Support

  • Address and resolve tenant matters related to relocations, expansions, and other operational changes, collaborating with the Head of Legal or commercial lawyers (e.g., construction/permitting) for complex issues.
  • Maintain open communication with tenants to ensure smooth contract execution and address concerns proactively.
  • Conduct periodic reviews of lease terms and compliance to preempt potential disputes.

3. Compliance and Documentation Management

  • Verify compliance with contractual terms, obligations, and conditions by tenants and owners.
  • Identify, organize, and maintain contract documentation for easy access and reference, ensuring regular updates and permanent revisions.
  • Draft legal opinions, memorandums, and other documents as needed to support tenant compliance and contract enforcement.

4. Resolving Contractual Issues

  • Identify and resolve potential or emerging contractual disputes, including payment delays, property use violations, or non-compliance with safety regulations.
  • Collaborate with relevant stakeholders to find practical and legally sound solutions to disputes.
  • Provide legal support during property handovers or contract terminations, ensuring compliance with agreed terms and conditions.

5. Legal Support for Construction and Business Development Teams

  • Draft and review service agreements and other contracts related to designers, contractors, and consultants supporting the construction, pre-development, and business development teams.
  • Prepare applications, letters, legal opinions, and other legal documents required for operations across various departments.

6. Insurance, Liability, and Risk Management

  • Ensure that tenants comply with insurance obligations, including property and liability coverage.
  • Draft and review clauses related to indemnities, liabilities, and risk allocation between tenants and owners.
  • Provide legal advice on issues arising from accidents, property damage, or other liability concerns.

7. Contract Closure and Handover

  • Oversee property handover processes, including:
    • Conducting final inspections and preparing comprehensive reports.
    • Ensuring tenants fulfil restoration obligations (subject to normal wear and tear).
    • Resolving any outstanding financial or legal matters, such as deposit returns or repair cost deductions.

8. Strategic Legal Oversight

  • Collaborate with the Head of Legal and other legal teams to align contracts with organizational goals and market conditions.
  • Support annual property and market reviews to ensure lease terms remain competitive and compliant.
  • Provide strategic advice on leasing-related issues to enhance operational efficiency and tenant satisfaction.
